Pros: Fast, friendly initial response.
Cons: Slow, unresponsive, dishonest.
The Bottom Line: You will be ignored if it suits them, and they will not be honest with you. Not a nice experience; but costly

After initial fast, friendly response, contact became less and less frequent, and the excuses more varied, until finally I was completely ignored (this most likely coincided with the expiration of the rate lock - yeah, the one that had never been obtained in writing). Get it all, folks, in writing. I guess a GFE is just a title - I'm not sure how much good there was, just my dumb, blind faith.
Beware if you are expecting something. I was told one excuse after another, until finally I was just lied to (didn't know it at the time, but figured it out). If it (the loan) is not in their best interest, I guess they just blow you off and and hope you're stupid enough (like I was) to wait week after week, believing the lame excuses until the rate lock expires and they just cancel your loan outright.
So, what did I lose for my troubles? Just $325 for an appraisal I didn't need, and of course the potential savings of $2xx a month on (what looked like at the start) a sweet refinance deal. But, they were kind enough to quote me a new rate! How generous; it was actually higher than what I currently had. What an insult.
The lack of good response goes right up the chain, too. All pleasant folks on the phone, until I ask for some specific answer. Not a word.
